FAQ

Thank you for stopping by! Whether you're buying your first home, selling the one you've loved for years, or helping a parent through a move, you probably have questions. That's a good thing, and you're in the right place.

I've gathered the questions I hear most often from buyers, sellers, and families here in Oshkosh and around the Fox Valley. My hope is that these answers make the process feel a little clearer and a lot less overwhelming.

If you don't see your question here, please reach out. There's no such thing as a silly question, and I'm always happy to help, whether you're ready to move now or just starting to think about it.

FAQ

Who is Laura?

I'm Laura Rommelfanger, a full-time real estate agent with Adashun Jones Real Estate here in Oshkosh. I help buyers and sellers across the Fox Valley, and I'm also a Seniors Real Estate Specialist (SRES). Real estate is my full-time work, not a side job, so you'll get my attention when you need it.

What areas do you serve?

Oshkosh, Fond du Lac, and the greater Fox Valley plus the surrounding communities. If you're not sure whether your town is in my area, just ask. If it isn't, I'm happy to connect you with someone I trust.

Do I need to be ready to buy or sell right now to talk with you?

Not at all. Many of my favorite clients started with a cup of coffee and a few questions a year or more before they moved. There's never pressure or obligation.

How do we get started?

Reach out by phone, text, or email. We'll set up a short conversation about your goals, your timeline, and what questions you have. From there, I'll lay out clear next steps.

How will you keep me updated?

I'll ask how you like to communicate (call, text, or email) and stick with it. You can expect regular updates, and I always let you know when something important happens, good news or not.

Buying a Home

What's the first step to buying a home?

We'll go through all of the steps together, but if lending is part of your plan, your first official step will be to Talk  get preapproved. A preapproval tells you what you can comfortably afford and shows sellers you're serious. A great lender will help you understand what to expect for a mortgage and closing costs. If you don't have a lender yet, I can share a few local names my clients have had good experiences with.

Do I have to sign an agreement to work with you as a buyer?

Yes, it's now the law that all buyers must sign a written buyer agreement before touring a property with a REALTOR. There are different types of agreements and you can decide which works best for you. The agreement will spell out what I'll do for you, how long we'll work together, and how I'm paid. I'll walk you through the options and every line before you sign, and I'm happy to answer any questions about it!

How are you paid when I buy a home?

It depends on the situation. Sometimes the seller offers to cover the buyer's agent fee, and sometimes it becomes part of the negotiation or is paid by the buyer. We'll talk this through up front and put it in writing, so there are no surprises.

How much do I need for a down payment?

It depends on your loan program. There are some programs allow a small down payment and some require none for qualified buyers. Your lender will work with you to identify which program will work best for your situation.

What other costs should I plan for?

Besides your down payment, plan for earnest money with your offer, inspection(s), and closing costs such as lender and title fees. We can go over these when we meet but your lender will be the final authority on closing costs.

How do you help me write a strong offer?

First, as a full-time agent, I experience our local market every day. I'm keeping a close eye on new listings, solds and market data. I'm also a certified Pricing Strategies Advisor. So, when you're ready to write an offer, I'll provide you with comparable sales, how long the home has been on the market, and ask what matters most to the seller. Then we'll discuss price, terms, and contingencies together. A strong offer isn't always the highest price; clean terms and a good timeline matter too.

How long does it take to close?

Once your offer is accepted, closing often happens in roughly a month to six weeks, depending on financing and the terms we agree to. Cash purchases can move faster. I'll keep you posted on every deadline along the way.

What happens on closing day?

You'll sign your final documents, usually at a title company, and once everything is recorded and funded, you get your keys. Before closing, we'll do a final walk-through to make sure the home is in the condition we expect.

Selling a Home

How do you decide what my home is worth?

I prepare a market analysis based on recent sales of similar homes nearby, homes currently for sale, and your home's condition and features. Online estimates can be a starting point, but they can't see your updates, your view, or your street. We'll set a price together that's grounded in real local data.

What should I do to get my home ready to sell?

Focus on the basics: declutter, deep clean, take care of small repairs, and freshen up anything that looks tired. Big remodels rarely pay for themselves right before a sale. When I visit, I'll give you a short, prioritized list of what's actually worth your time and money.

How will you market my home?

At my firm, Adashun Jones Real Estate, we take pride in professionally marketing every listing regardless of list price. Preparing your home for the market is my top priority. Our marketing plans include professional photos, MLS listing, video, social media marketing and open houses. I also offer light staging services for vacant homes. Every listing gets a plan built around your home and the buyers most likely to love it.

Do I have to leave during showings?

It's best if you can. Buyers feel more comfortable looking around and talking openly when the owner isn't home. We'll work out a showing schedule that respects your routine, your pets, and your family.

How long will it take to sell?

It depends on price, condition, location, and the time of year. I'll share what similar homes in your area have been doing recently so you have a realistic picture before we list.

What does it cost to sell my home?

Typical costs include real estate commission, title-related fees, any agreed-upon repairs or credits, and your share of property taxes. Before we list, I'll give you an estimated net sheet so you can see roughly what you'll walk away with.

Can I buy and sell at the same time?

Yes, and it's one of the most common situations I help with. We'll talk about timing, financing, and options like making your purchase contingent on your sale, so you can make decisions that are best for you.

Still Have Questions?

I'd love to hear from you. Whether you're thinking about a move next month or a few years from now, I'm happy to talk it through, no pressure at all.
